A concrete slab foundation typically costs $6–$14 per square foot, or roughly $4,000–$33,600 for 800 to 2,400 square feet, based on HomeGuide’s 2026 national figures. Home foundations are usually about 6 inches thick with steel rebar, a vapor barrier and foam insulation. Foundation work is structural: it is permitted and inspected, and in South Carolina it is licensed work.

What a slab foundation costs
| Foundation size | Typical installed cost |
|---|---|
| 800 sq ft (garage, small addition) | from about $4,800 |
| 1,500 sq ft | about $9,000–$21,000 |
| 2,400 sq ft | up to about $33,600 |
HomeGuide puts the average slab foundation at $12,000–$28,000. Price climbs with thickness, reinforcement, site grading, access, and anything that needs digging out first.
Slab, crawlspace or basement?
- Slab-on-grade is a single pour that serves as both foundation and floor. It is usually the least expensive option and common for garages, additions and many new homes.
- Crawlspace foundations raise the floor on perimeter walls and piers, leaving room underneath for plumbing and ductwork.
- Basements cost the most and need waterproofing.
Which one fits depends on the lot’s slope, drainage and the house design. On a sloped Upstate lot, a crawlspace can avoid a lot of fill under a slab. Your builder or engineer makes this call; this page covers the concrete side.
Footings and frost depth
Footings are the thickened concrete under walls and posts that spread the building’s weight into the soil. Their width and depth are set by the building code and your local inspector, based on the load and the soil. Ask the contractor what footing size the plans call for and when the footing inspection happens.
Building on clay
Concrete Network advises that a uniform, compacted subgrade is the key to preventing slab settlement and structural cracking, with soft spots dug out and replaced with crushed stone. Where soils are expansive, crushed rock is used under the slab, and if you’re unsure about soil conditions, consult a soils engineer. On Upstate red clay, ask whether your project needs a soils report, especially for an addition or a house.
What goes into a good slab foundation
- Vapor barrier under the slab to slow moisture rising into the house. Vapor barrier material costs about $0.20–$1.50 per square foot.
- Reinforcement: steel rebar sized and spaced to the plans.
- Compacted stone base under the slab.
- Insulation where required, typically foam board.
- Inspections before the pour, so the inspector can see the steel, barrier and forms.
Additions, garages and ADUs
Additions and detached garages are among the most common foundation jobs. Two things to sort out early:
- Tie-in to the existing house. How the new foundation meets the old one affects settlement and cracking. Ask how they’ll be joined or separated.
- Floor height. The new slab has to land at the right height to match existing floors and door thresholds.
Licensing and permits
In South Carolina, poured-in-place concrete foundations and reinforced slabs on homes fall under the “Masons” classification of residential specialty contractor registration, required for jobs over $500. Check any contractor on the SC LLR licensee lookup. Ask who pulls the building permit and when inspections are scheduled.
Timeline
Forming, base preparation and inspection usually take several days before the pour itself. Concrete is walkable after a day or two and is considered fully cured after about 28 days; ask your builder when framing can start for your mix and weather.
Not a foundation? Sheds, HVAC pads, RV pads and patios don’t carry a building’s weight. See concrete slabs and pads.

Concrete foundation questions
Do I need an engineer for a concrete foundation?
Often, for a house or addition, and always when the plans or the permit office require stamped drawings. On clay or sloped lots, a soils report or engineered footings may be needed. Ask your builder and permit office early.
How long does a foundation cure before framing?
Concrete gains strength over about 28 days to full cure. Framing often starts sooner, once the slab has reached enough strength for the loads involved. Ask your builder for the schedule for your mix and weather.
How much does a garage foundation cost?
HomeGuide puts a two-car garage floor slab at about $2,400–$6,900 for 400–576 square feet. A garage that needs footings for walls, or a thicker slab for heavy vehicles, costs more.
