How Much Does an Epoxy Garage Floor Cost?

Garage floor coatings cost $4–$12 per square foot installed in 2026, or $1,600–$4,800 for a typical 20×20 ft two-car garage.

Short answer: A professionally installed garage floor coating costs $4–$12 per square foot in 2026, about $1,600–$4,800 for a 20×20 ft two-car garage (HomeGuide). Epoxy is the cheapest at $4–$10; polyurea runs $5–$10 and polyaspartic $5–$12. DIY kits cost $2–$5 per square foot but skip the prep that makes coatings last.

Cost by coating type

CoatingInstalled cost per sq ftTypical 2-car totalLifespan
Epoxy$4–$10$1,600–$5,8003–20 years
Polyurea$5–$10$2,000–$5,80010–20+ years
Polyaspartic$5–$12$2,000–$6,90010–20+ years

Water-based epoxy is the budget option but sacrifices durability; 100%-solids epoxy lasts far longer. How the coatings differ beyond price is covered in epoxy vs. polyaspartic.

What drives the price

HomeGuide splits a typical job into materials ($1–$6 per sq ft) and labor ($3–$6). The labor is mostly prep:

  • Grinding. Diamond grinding opens the surface so the coating can bond. Many coating systems require it.
  • Crack and pit repair. Filled before coating; more damage, more cost.
  • Moisture testing. Adds a small amount but tells the installer whether the slab will push the coating off.
  • Removing old paint or coatings. Has to come off before a new system goes down.
  • System and finish. Flake broadcast, metallic effects and extra topcoats add material and time.
  • Size and layout. Small garages cost more per square foot; steps, drains and odd shapes add labor.

DIY kit vs. professional install

Concrete Network notes polyurea and polyaspartic coatings have a very short working time and aren’t a good DIY choice. One-part epoxy floor paint typically lasts three to four years; latex floor paint a year or two.

Warranty questions to ask

Have a written contract and warranty before work begins. Ask:

  1. What exactly does the warranty cover: peeling, hot-tire pickup, staining, fading?
  2. How long, and is it from the installer or the product manufacturer?
  3. Will you test the slab for moisture, and what happens if it fails?
  4. Will you diamond-grind, and what crack repair is included?
  5. Which product and topcoat, and how many coats?
  6. When can I walk on it, and when can I park on it?

Is polyaspartic worth the extra cost? Often, if you want the garage back fast or it gets afternoon sun: it is UV-stable and ready in one to two days instead of up to a week. See epoxy vs. polyaspartic for the full comparison.
